August brought nine new single-family listings to the market alongside four closed sales, with an average sale price of $278,500 — and sellers averaging 101% of list price, helped by 502 E 5th Street closing $26,000 above its original asking price. The month's top sale was 1923 Perry Street at $390,000, while 502 E 5th Street also moved fastest of all — under contract in just 41 days. Four homes are currently pending and 36 remain active, so Springfield's inventory continues to hold steady heading into fall.
Springfield's single-family market has cooled from last year's pace. Active listings are down 18% year-over-year (120 vs. 147) and new listings fell 15% (89 vs. 105) — fewer homes are coming to market than a year ago. Homes sold followed suit, down 19% (42 vs. 52), and total sold volume dropped a comparable 19% to $16.2 million. Unlike earlier in the year, pricing has held essentially flat rather than climbed further — the average sale price sits at $385,387, just about even with last year's $387,750.
Homes under contract slipped a more modest 8% (43 vs. 47), and sellers are still netting close to full asking price — 97% of list, up slightly from 96% a year ago. Taken together, Springfield's market has settled into a steadier rhythm than the tighter, faster-appreciating conditions seen earlier this year: fewer transactions, but prices holding their ground rather than climbing further.
July brought seven new single-family listings to the market alongside five closed sales, with an average sale price of $422,500 and sellers netting 94% of list price on average. The month's top sale was 1419 Hubbard Street at $570,000, while 124 E 6th Street moved fastest of all — under contract in just 19 days and closing at $525,000. Seven homes were pending and 39 remained active at month's end, so Springfield's inventory held steady even with fewer deals reaching the closing table.
June brought seven new listings to the market alongside ten closed sales, with an average sale price of $451,360 and sellers netting 97% of list price on average. The month's top sale was 236 W 6th Street at $671,600, while 330 E 3rd Street moved fastest of all — under contract in just two days and closing essentially at full price ($594,500). Six homes were pending and 36 remained active at month's end, so Springfield's summer pipeline stayed busy even as inventory held tight.
